What is the 1% Rule in real estate investing?
The 1% Rule is a quick screening guideline stating that a rental property's gross monthly rent should be at least 1% of the total purchase price. For example, a $300,000 property should generate at least $3,000/month in rent to pass. While rare in high-cost coastal markets, it is common in the Midwest and Southeast.
Why do property taxes vary so much by state?
Each US state and county funds municipal services differently. States like Texas (1.80%) and New Jersey (2.47%) have high property taxes to offset lower or zero state income tax, while states like Alabama (0.41%) and Hawaii (0.28%) have much lower rates.
