What is Haven?
Haven by ScoutHavens is an AI-powered real estate investment intelligence platform for U.S. property investors. It analyzes properties with a multi-factor risk audit, models Bull / Likely / Bear ROI scenarios, and includes free investor calculators, AI virtual staging, and a Dream House Matcher — all without a subscription.
How much does Haven cost?
Free to use — no subscription, no credit card, no per-analysis fees. Haven earns a referral fee only when a buyer purchases through a partner agent.
How does Haven make money if it's free?
Haven earns a referral fee when someone buys a home through one of its licensed partner agents. That fee comes from the agent's side of the transaction and never adds anything to what the buyer pays.
Do I have to use Haven's licensed agent?
No. Every analysis tool, calculator, and staging feature on Haven works whether or not you ever contact an agent. Local agent representation is available if you want it, currently in the Greater Los Angeles area, but it's never required.
Does using Haven's partner agent cost me more?
No. Haven's partner agents work on standard local commission terms. The referral fee is arranged between Haven and the agent — it does not add anything to what a buyer pays.
Do I need an account to use Haven?
Not to browse markets, run calculators, or test the analysis tools. An account is only needed to save properties, preserve your analysis history, and customize preferences.
What markets does Haven cover?
Haven's AI analysis works on property records across 50+ US markets. Licensed local agent support covers six Greater Los Angeles markets: Woodland Hills, Tarzana, Chatsworth, Westlake Village, Calabasas, and Beverly Hills.
How does Haven's AI property risk audit work?
Haven runs a multi-factor property risk audit against public datasets — including FEMA flood zones, statutory property tax rates, school ratings, crime data, and local market trends — and scores each property so investors can compare risk alongside return. Full sourcing is documented on the Data Methodology page.
How does Haven's Bull / Likely / Bear ROI modeling work?
Haven uses Bull / Likely / Bear ROI scenario modeling, projecting a probability-weighted range of outcomes for a property instead of a single fixed number — so investors can see best-case, expected, and downside scenarios before committing.
What free calculators does Haven offer?
Haven's calculators are entirely free, with no account required: DSCR, Cap Rate, Cash-on-Cash Return, BRRRR, Net Operating Income (NOI), Real Estate ROI, Rental Property cash flow, and Investment Property return modeling.
How is Haven different from Zillow, Redfin, Roofstock, Mashvisor, DealCheck, or PropStream?
Each platform is built for a different job — Zillow and Redfin for browsing listings, Roofstock for turnkey rental purchases, Mashvisor/DealCheck/PropStream for investor analysis software. Haven combines AI risk auditing, Bull/Likely/Bear ROI modeling, and free calculators in one platform with no subscription. See the full side-by-side comparison page for details.
Does Haven offer AI virtual staging and a Dream House Matcher?
Yes. AI Virtual Staging generates photorealistic room redesigns from listing photos, and the Dream House Matcher uses vision AI to match properties to lifestyle preferences. The Free plan includes 3 generations of each per 6 hours.
Where does Haven's data come from?
Haven pulls property and listing data through licensed real-estate data providers and references public records, county tax assessments, and active listing feeds, plus public datasets like FEMA flood maps, school ratings, and crime data. Full methodology is documented on the Data Methodology page.
Who is the licensed agent behind Haven's Los Angeles-area service?
Nathaniel Pitchon-Getzels (CalRE #01884947, Getzels Group), a licensed California real estate agent covering Woodland Hills, Tarzana, Chatsworth, Westlake Village, Calabasas, and Beverly Hills.
